Commercial Snow Removal in Colorado Springs: Seasonal vs. Per-Push Contracts

Every fall, downtown Colorado Springs property managers ask the same question: should we sign a seasonal snow removal contract or pay per push? Both are defensible. The right answer depends on your lot size, your tolerance for budget swings, and how early your tenants open.

Seasonal contracts

A seasonal commercial snow removal contract gives you one fixed monthly number from November through March, no matter how many storms hit. Budget certainty is the whole point — you know the line item in September. In a heavy Front Range winter you come out ahead; in a dry one you pay for insurance you barely used.

Per-push contracts

Per-push bills only when we plow. It usually costs less across a mild winter, but a single March dump can produce three service visits in 48 hours. Per-push works best for properties with flexible budgets and lots that can tolerate a slightly later clear time.

What actually drives the price

  • Square footage of drivable asphalt and number of drive aisles.
  • Linear feet of sidewalk, entries and ADA ramps needing hand crews.
  • Where snow can be stacked — hauling piles off-site costs more.
  • Trigger depth (2" is standard) and required clear-by time.
  • How much salting and de-icing your shaded, north-facing areas need.

Don't skip the sidewalks

Most slip-and-fall claims in Colorado Springs start on a walk or an ADA ramp, not the parking lot. Any commercial snow contract worth signing includes shoveling, salting and time-stamped photo documentation of the treated walks.

Downtown scheduling

Dental clinics, medical offices, law firms and retail shops around 80903, 80904 and 80905 open early. We stage crews before the forecast lands and clear those lots first so staff and patients never walk into an untreated lot.
