
Short version: 6 feet in the back yard, 4 feet in the front yard, 42 inches on corner-lot sight triangles. That's the current City of Colorado Springs residential zoning rule. HOAs can — and often do — tighten it further.
What City of Colorado Springs zoning allows
- Back and side yards: up to 6 feet tall without a permit.
- Front yards: up to 4 feet.
- Corner-lot sight triangles: 42 inches max within the triangle so drivers can see.
- Over 6 feet requires a building permit and structural engineering.
HOA overrides
Wolf Ranch and Briargate typically cap at 6 feet cedar or vinyl. Historic Old Colorado City has stricter material rules. Rural zoning in Black Forest and Peyton is more permissive but still enforces setbacks.
