Building a Deck in Colorado Springs: Permits, Timeline and What to Expect

Homeowners usually ask two questions on the first call: how long will it take, and what will slow it down? Here's the honest sequence of a Colorado Springs deck build.

1. Site visit and design

We measure, check grade and door heights, and bring cedar and composite samples so you can see them against your siding. You get an itemized written quote — boards, railing, footings, labor — usually within 24 hours.

2. Permit and HOA (1–3 weeks)

This is the step that controls your calendar, not construction. El Paso County, the City of Colorado Springs, Monument and Black Forest all review at different speeds, and HOA architectural committees sometimes meet only monthly. We submit everything and track it for you.

3. Footings and framing

Caissons or piers below the 36-inch frost line, flashed ledger, engineered beams. Framing inspection happens before boards go down.

4. Decking, railing and finish (3–7 days)

Hidden fasteners on composite and cedar, then railing, stairs and skirting. Cedar and treated decks get sealed once the boards have dried.
